How EMI is calculated

Banks in India calculate EMI on a reducing balance: each month you pay interest only on the principal still outstanding.

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)
  • P – loan amount (principal)
  • r – monthly interest rate = annual rate ÷ 12 ÷ 100
  • n – number of monthly instalments

Example: ₹25,00,000 at 8.5% for 20 years gives r = 0.0070833 and n = 240, so the EMI is about ₹21,696. Early EMIs are mostly interest; the principal share grows every month.

Frequently asked questions

Does a longer tenure reduce my EMI?

Yes, but you pay much more interest in total. Use the tenure slider and watch the total interest figure to find a balance between a comfortable EMI and overall cost.

Is processing fee included?

No. The calculator shows principal and interest only. Processing fees, insurance and GST charged by the lender are extra.

What happens if I prepay part of the loan?

A prepayment reduces the outstanding principal, which lowers future interest. Lenders usually let you keep the EMI and shorten the tenure, or keep the tenure and reduce the EMI.

Can I download the full schedule?

Yes. Use “Download CSV” to save the month-by-month schedule and open it in Excel, Google Sheets or Numbers.
